Robin Choate

Robin leads the effort to cultivate client relationships, identify business opportunities, define long-term strategic goals, and ensure excellent customer service at Alliance Construction Solutions. Robin has been with Alliance since 2004 and has held positions in both operations and work procurement departments and holds an ownership stake in the company. She is actively involved in numerous organizations including serving as the Conference Co-chair for Housing Colorado and sits on the Board of Directors for CREW Denver. Her hobbies/interests include hiking, cooking, and spending time with family and friends.

Kim Iwanski

Kim Iwanski is the Director of Housing Development for CARE Housing, a nonprofit affordable housing developer in Fort Collins. Kim is a passionate believer in the power of people to create good in the world. She has more than 20 years of experience in developing strategies and resources that remove barriers and bring people together. Kim’s work in Northern Colorado has focused on providing affordable housing, resources, and services for people earning low incomes and/or experiencing homelessness.

Maggie Bolden

With a deep-seated passion for affordable housing and a commitment to helping others, I have dedicated over 20 years to customer service and community service, striving to positively impact individuals and families in need. As a results-oriented leader, I thrive on creating and maintaining mutually beneficial partnerships with clients, industry partners, and Palace Construction.

As Director of Client Relations at Palace Construction, I understand that a client’s experience during construction is crucial to a project’s overall success. I skillfully manage communication to support our team in meeting client expectations, ensuring each client has a positive experience throughout the construction process. My primary goal is to provide long-term value to clients, owners, design partners, and consultants, fostering lasting business relationships and maximizing opportunities for our firm and strategic partners.

My commitment extends beyond my professional life, as I am an avid community service advocate. I volunteer personally and professionally to support underserved communities, working to make a difference in the lives of those who need it most.

I believe that by supporting affordable housing initiatives and engaging in community service, we can build stronger, more resilient communities where everyone can thrive. This passion drives me daily in my professional and volunteer efforts, and I am dedicated to continuing this important work for years to come.

Eileen Tran

Eileen Tran is a Senior Equity Relationship Manager for Key Bank’s Community Development Lending and Investment team where she is responsible for the equity origination, structuring, and closing of affordable housing investments across the west region including Colorado, California, Oregon, Arizona, Nevada, Texas, New Mexico, and Hawaii. Prior to joining KeyBank, Eileen underwrote LIHTC investments for a direct investor and national syndicator, where she closed approximately $1.5 billion of equity since 2012 – including permanent supportive housing, senior housing, historic, and acquisition rehabs. Eileen graduated magna cum laude receiving an MBA from Indiana University and is active on a number of affordable housing groups.

In her free time, Eileen enjoys trying new restaurants, grooving to live music, and taking advantage of the wonderful Colorado sunshine and staying active outdoors through acrobatics, golfing, and snowboarding.

Theresa Gallegos

Theresa Gallegos is Finance Director at Mercy Community Capital (MCC), a certified Community Development Financial Institution (CDFI) specializing in affordable housing to support mission-driven organizations in developing and preserving affordable housing throughout the United States. Having dedicated over a decade to affordable housing, Theresa began her journey in Mercy Housing, a national nonprofit provider of affordable housing, steadily advancing through the ranks. In her previous role as Accounting Director for Mercy Housing, she facilitated more than 300 independent audits, ensuring accurate rollup to one consolidating audit, and oversaw the development of financial policies and procedures for the accounting team. She currently plays a crucial role in managing all financial operations, including overseeing the annual audit, evaluating portfolio risk, managing liquidity, and ensuring compliance with investor covenants.

Theresa holds a Bachelor of Science in Accounting, and as a committed leader at Mercy Housing, she serves as an active volunteer, overseeing the Sister Lillian Fund, a youth apprenticeship program that connects young people living in Mercy Housing properties to valuable internship programs, vocational opportunities, and mentorship. Her work extends beyond just numbers, as she is passionate about fostering community development and supporting underserved populations through her volunteer efforts.

Michele Herron

Michele Herron is a director in CohnReznick’s Denver tax practice with over fourteen years of experience in public accounting.  As a member of the firm’s Affordable Housing Real Estate practice, she has worked with for-profit and not-for-profit developers, owners and operators of multi-family residential real estate projects that have been allocated low-income housing tax credits.  As a tax director, Michele is responsible for planning, reviewing and oversight of tax engagements, as well as identifying and resolving tax issues. She also provides guidance to affordable housing clients throughout the tax credit process and life cycle. In addition to affordable housing, Michele is experienced in 45L credits, historic tax credits, and working with clients in the commercial real estate industry.

Michele holds a Bachelor of Science degree in accounting from NC State University, and a Master of Science degree in accounting from Appalachian State University.  She recently moved from Atlanta to Colorado to help build one of CohnReznick’s newest offices in Denver.

Brittney Cousin

Brittney Cousin is the new Preservation Officer at the Colorado Housing and Finance Authority (CHFA). In this role, she is dedicated to preserving affordable rental housing by collaborating with property owners, developers, and stakeholders to maintain long-term affordability. Brittney leverages her expertise in operations, property management, and housing preservation to identify properties at risk, identify potential resources, and develop strategic partnerships that help retain affordable housing in Colorado.

Before joining CHFA, Brittney spent five years as a Real Estate Operations Manager with The VareCo, where she managed property performance, investor relations, and acquisitions. Her career journey also includes serving as a physical science teacher and department chair, where she combined her passion for education with leadership and curriculum development. This background as an educator continues to inspire her commitment to service and helping others.

Brittney earned a Bachelor’s degree in Chemistry with a minor in Medical Ethics from the University of West Alabama, where she also played collegiate volleyball. Her experiences as a student-athlete honed her discipline, teamwork, and leadership skills, which continue to influence her professional and personal life.

Outside of work, Brittney is deeply involved in her community as a volunteer and avid supporter of various nonprofit initiatives. She enjoys running, reading, and exploring ways to give back to her community. Brittney’s diverse professional and personal experiences reflect her dedication to fostering growth, collaboration, and lasting impact in the lives of others.

Rachel Grudzien

Rachel Grudzien is a Relationship Manager for KeyBank’s Community Development Lending and Investing group out of the Denver office. She is responsible for debt originations on new construction and preservation of affordable multifamily projects including 9%/4% LIHTC, state credits, and bonds. Rachel also has national affordable and workforce underwriting experience. She received her Bachelor of Arts in Finance degree from Miami University of Ohio.

Sarah Perry

Sarah Perry is a Transaction Manager with BWE’s Affordable Housing lending group, where she supports the origination, quoting, and execution of multifamily loans across her team’s lending platforms. She also plays a key role in supporting business development efforts with BWE clients and capital providers nationwide.

Since joining BWE in 2021, Sarah has screened nearly $4 billion in multifamily affordable housing loans across the firm’s national platform. She brings a deep commitment to expanding access to stable, high‑quality housing and believes that a secure home is the foundation for thriving individuals and communities.

Sarah holds a Bachelor of Science in Business Administration with a concentration in finance and a collateral in economics from the University of Tennessee.

Megan Goss

Megan Goss is a Senior Business Development Specialist at the Colorado Housing and Finance Authority (CHFA), where she works within the Home Finance Business Development team. She supports lender and partner engagement across the state, helping translate CHFA programs into practical tools and resources that expand access to sustainable homeownership. Her work centers on outreach, program education, relationship development, and strategic partnerships with lenders, housing partners, and community-based organizations.

Prior to joining the Business Development team, Megan spent more than 20 years as CHFA’s Senior Marketing Communications Specialist, where she led strategic marketing, public relations, consumer education, and outreach initiatives that increased awareness of affordable housing and homeownership opportunities throughout Colorado. Throughout her career at CHFA, she has also successfully managed and implemented several large-scale organizational projects, bringing together cross-functional teams to advance agency priorities and improve stakeholder engagement.

Megan brings a collaborative, equity-focused approach to her work, with a strong emphasis on clear communication, thoughtful project management, and impactful partnerships. She is especially interested in increasing access to housing finance resources for historically underserved communities and supporting initiatives that align housing stability with broader community well-being throughout Colorado.

Kaileen Whaley is a seasoned community development and planning professional with 9+ years of experience in affordable housing, urban planning, and construction management. Currently serving as the City of Longmont’s Affordable Housing Programs Specialist, she leverages her expertise to navigate complex regulatory environments, advocate for affordable housing solutions, and drive successful project outcomes.

Kaileen has a strong track record of implementing programs, managing cross-functional teams, and delivering innovative solutions in fast-paced environments. Her background includes leadership roles with the City of Kent, Tacoma Housing Authority, EVstudio, and the U.S. Air Force.  Kaileen holds a Bachelor of Arts in Community Development & Planning from the University of Washington and a Geospatial Information Systems Certificate.

Liz Petersen

Liz brings over 30 years of award-winning architectural design experience and strong team-building skills to the Colorado WAHN Board as a Board Member at-Large. As the Principal in Charge and Denver Senior Living and Affordable Housing leader at HCM, she holds client relationships as a critical factor to her success, by listening to various design factors such as project timing, program, budget and jurisdiction parameters, and is successful in maintaining clients over multiple projects for repeat business. Liz utilizes a holistic approach to design, where site and building complement each other and work together to create energetic and timeless space. Over her career, Liz has held Board positions with Colorado School of Mines student advisor, served on the Board of CASA, a non-profit which advocates for foster children in the court system acting as court-appointed advocates, and been involved in committees with the Denver chapter of the American Institute of Architects.
